Walk the property after rain

Look for recurring dark stains, bubbling, efflorescence, peeling, open cracks, failed sealant, and damp areas near windows, parapets, roof transitions, and penetrations.

Small surface cracks may be repairable during preparation. Wider, recurring, displaced, or structural-looking cracks should be reviewed by an appropriate building professional.

Let wet assemblies dry

Coating a damp substrate can trap moisture or lead to adhesion failure. The wall should be dry and sound under the product manufacturer's requirements before primer or finish is applied.
