Why Exterior Paint Fails in Arizona: UV, Chalking, Cracks, and Preparation

Fading is only one failure mode. Learn what chalking, peeling, blistering, rust, and recurring stucco cracks can reveal about the substrate and prior work.

Arizona sun and heat are demanding, but climate is not the only reason a coating fails. Surface condition, moisture, compatibility, film thickness, and application conditions all matter.

Chalking

A powdery residue can form as an exterior coating weathers. Heavy chalk must be evaluated and properly cleaned or stabilized before repainting; otherwise, the new coating may bond to loose powder instead of the wall.

Peeling and flaking

Common causes include poor adhesion, contamination, moisture, incompatible layers, or insufficient preparation. The repair should extend to a sound edge rather than simply covering the failure.

Blistering

Bubbles can be related to heat, trapped moisture, or application conditions. Opening a blister and examining the layer where separation occurred can help identify the cause.

Rust and metal corrosion

Metal gates, railings, and fixtures need rust removal, compatible primer, and a suitable finish system. Painting over active corrosion usually produces a short-lived result.

Recurring cracks

Repair products must match the crack type and movement. A coating cannot permanently bridge every structural or moving joint.
